Commercial Furnace FAQ
AFUE, cost, service frequency, lifespan, safety, and when an upgrade pays off.
What are the 4 types of furnaces?
By fuel, the four types are natural gas, propane, oil, and electric furnaces. Natural gas is by far the most common in commercial buildings in our area because of its lower operating cost. Each differs in fuel cost, venting, and maintenance, and we help you match the type to your building and utilities.
What are the three types of commercial HVAC systems?
The three broad categories are split and multi-split systems, rooftop packaged units, and VRF (variable refrigerant flow), with large facilities also using central chiller and boiler plants. Commercial furnaces most often live inside rooftop packaged units. The right type depends on building size, layout, and zoning needs.
What is the difference between commercial HVAC and regular HVAC?
Commercial HVAC is larger, frequently on three-phase power, sized to a building’s load, and engineered around uptime, zoning, and code, while residential HVAC is smaller and simpler for a home. Commercial gear runs longer hours and needs technicians and parts geared for it. It isn’t just a bigger home unit.
How long should a commercial furnace last?
A well-maintained commercial gas furnace typically lasts 15 to 20 years. Maintenance is the biggest factor, dirty burners, poor combustion, and neglected controls shorten life, and a cracked heat exchanger usually ends it. We track condition and flag when replacement beats another repair.
What is the most common commercial furnace problem?
Ignition and flame-sensor faults are the most common, along with dirty burners and safety lockouts triggered by a clogged filter or airflow problem. Gas valve, inducer, and blower-motor faults follow. Most begin as weak, short, or intermittent heat before a full failure, which is the moment to call.
What is the most expensive thing to fix on a commercial furnace?
The heat exchanger is usually the most expensive repair, followed by the control board and blower assembly. A cracked heat exchanger is both costly and a safety issue, so on an older furnace it often tips the decision toward replacement. We show you the repair-versus-replace math before you spend.
How much does it cost to replace a commercial furnace?
It depends on the heating capacity in BTU, the efficiency, whether it’s a standalone unit or part of a rooftop package, and the venting, gas, and electrical involved, so we quote per project after a load calculation. A high-efficiency condensing furnace costs more up front but returns it in lower fuel bills. We put the complete installed price in writing.
How much does a combustion chamber replacement cost?
Replacing the combustion chamber or heat exchanger is one of the priciest furnace repairs, often a large enough share of a new unit’s cost that replacement makes more sense on an older furnace. The exact figure depends on the model and parts availability. We inspect it, quote the repair, and lay out the replacement option so you can choose.
Does a gas furnace run on 110 or 220?
The blower and controls on a typical gas furnace run on 120-volt (often called 110) power, since gas provides the heat. However, many commercial units, electric-heat systems, and larger equipment use 208/240-volt (220) or three-phase power. We confirm the electrical requirements during scoping so the install is done to code.
What are signs a commercial furnace is dying?
Watch for age past 15 to 20 years, rising fuel bills, frequent repairs, uneven or weak heat, short-cycling, unusual noises, soot or a persistent yellow burner flame instead of blue, and any sign of a cracked heat exchanger. Several together usually mean replacement beats another repair. We inspect and give you an honest assessment.
Is there a tax credit for commercial furnace replacement in 2026?
The residential 25C credit expired at the end of 2025, but commercial buildings may still qualify for the 179D energy-efficient commercial buildings deduction on qualifying high-efficiency upgrades, and utility rebates sometimes apply. Eligibility and amounts depend on your project and tax situation, so confirm current rules with your tax professional. We provide the equipment efficiency documentation you’ll need.
How much does a new commercial furnace cost?
The installed cost varies with the BTU capacity, AFUE efficiency, whether it’s standalone or part of a rooftop unit, and the venting and connections, so we price each job after a load calculation rather than post a blanket number. A high-efficiency condensing furnace costs more up front but pays back in fuel savings over its life. You get the full installed price in writing.
